General Description and Classification Standards:

The Building Maintenance Technician II is responsible for performing routine and skilled maintenance, inspection, and repair activities to ensure airport buildings and related facility assets are safe, functional, and well maintained. Duties include performing inspections, preventive maintenance, and corrective repairs on building systems and facility components within both secured and unsecured airport areas. This position supports continuous airport operations by addressing service requests and maintaining facility infrastructure in accordance with established standards and procedures.

Typical work includes maintenance and repair of facility assets such as doors, windows, roofs, walkways, lighting, plumbing fixtures, basic electrical components, mechanical equipment, and related building systems.

Works under direct supervision and follows established policies, standard operating procedures, and written instructions to accomplish assigned tasks

Responsibilities

• Process and document maintenance service requests and work orders, ensuring entries are complete and accurate and routed in accordance with established procedures.
• Perform building maintenance tasks such as repairing or replacing windows and glass, making minor roof repairs, and maintaining doors and associated hardware.
• Perform routine inspections, maintenance, and repairs of airport buildings and facility assets in secured and non-secured areas.
• Inspect, maintain, and document assigned maintenance vehicles, tools, and equipment to ensure proper operation, safety compliance, and readiness for use.
• Provide maintenance support during airport emergencies or facility-related incidents, assisting public safety personnel and operations staff to help secure areas and restore facility functionality.
• Maintain constant surveillance within airport secured areas, addressing security concerns, and ensuring compliance with airport security protocols.
• Perform maintenance and minor repairs on building-related equipment and systems, such as doors, gates, fixtures, conveyor interfaces within facilities, and other facility-support systems as assigned.
• Conduct carpentry, minor plumbing, and basic electrical maintenance work to support the operational readiness of terminal buildings, administrative spaces, and support facilities.
• Follow all applicable safety regulations, airport security requirements, and standard operating procedures.
• Maintain accurate records of maintenance activities, materials usage, and vehicle or equipment-related documentation.
• Coordinate with other maintenance trades, airport departments, and contractors to respond to service requests, perform emergency repairs, and ensure continuity of building operations.

• Participate in scheduled preventative maintenance programs to reduce equipment downtime, extend asset life, and minimize disruptions to airport operations.
• Troubleshoot and perform minor repairs on tools, machinery, and mechanical equipment used in maintenance operations.
• Perform other related duties as assigned.

Qualifications

Knowledge Skills and Abilities


This is a partial listing of necessary knowledge, skills, and abilities required to perform the job successfully, it is not an exhaustive list.
• Knowledge of routine and minor building maintenance and repair practices, including painting, drywall repair, basic plumbing repairs, and replacement of fixtures and hardware.
• Knowledge of basic electrical and mechanical building components, such as lighting systems, switches, outlets, and small equipment, sufficient to perform assigned maintenance tasks safely.
• Knowledge of standard safety practices, tools, materials, and methods used in building maintenance work.
• Ability to efficiently plan and complete assigned tasks within established timeframes and work schedules.
• Ability to identify maintenance issues and safety hazards and take appropriate corrective action or report issues as required.
• Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
• Ability to follow written and verbal instructions, policies, and standard operating procedures.
• Ability to maintain accurate records related to work orders, maintenance activities, and materials usage.
• (Internal) Knowledge of departmental operations, policies, and procedures applicable to building maintenance within an airport or large facility environment.


Minimum Qualifications

Education and Experience

1. High school diploma or GED required
2. At least 2 Years of building repairs and maintenance, or trade proficiency in basic plumbing, simple electrical, carpentry, drywall, tile, flooring, and painting or another related field.
3. Must demonstrate the ability and competency to advance to Building Maintenance Technician III within 18 months of Hire.

Licensures and Certifications – Valid Georgia driver’s license.


Preferred Requirements - Class A CDL, Class B CDL, Trade Certifications

Work Environment

Work is performed in a variety of indoor and outdoor building environments within an active airport setting. Duties may include work in mechanical rooms, restrooms, offices, public spaces, and other facility areas, as well as limited exterior work adjacent to buildings. The position requires frequent walking, standing, climbing, bending, lifting, and the use of hand and power tools. Employees may be exposed to noise, dust, chemicals, cleaning agents, electrical components, and moving equipment. Work may occur in both secured and non-secured areas and may require working extended hours, nights, weekends, holidays, and responding to emergency or after-hours maintenance needs as required to support continuous operations.

Lifting Requirements

Medium work : Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
